28-unit multifamily project
This new construction project is a multifamily project just north of the hospital abd within a mile of grocery stores, banks, and public schools in Wolf Point, Montana. This 2-story building consists of 28 affordable family homes. The residents will benefit from a covered drop off area, off-street parking, a children's play area, walking trail and common plaza area. we congratulate the project sponsor and developer Gene Leuwer of GL Development along with local partner Great Northern Development Corporation. Construction is on track for completion in October 2017.

Antelope Court is a 30-unit, housing tax credit apartment community that will help satisfy a very important housing need for families and indivduals in Havre, MT. The one- and two-bedroom apartment homes are located near schools, parks, and right next door to the hospital.
The project has Co-General partners GL Development and District IV HRDC I, LLC. Glacier Bank is both the lender and tax credit investor. Additional essential financing, $750,000 in HOME funds, was provided by the Montana Department of Commerce.

As designed, this development features 10 units total, configured in two 5-Plex buildings. Of this total, five are deigned as 2-bedroom units, and five as 3-bedroom units. Each unit is two stories and has its own large 2-car garage with garage door opener.
Unit features include central air, washer/dryer hook-ups, Energy Star appliances, microwave, and cable/internet connectivity. All 10 units provide two full baths upstairs and a half-bath on the first floor. The 2-bedroom units feature two master suites on the second level with attached bathrooms and walk-in closets. The 3-bedroom design also features two bathrooms on the second floor, as well as a third bedroom. Both of the unit types feature an open concept kitchen and living room with an island counter in the kitchen. A front door with a covered porch, as well as a back door through the garage allows for convenient access to the street on both sides of the townhomes.

52-unit two phase rehabilitation project
Cedar Creek Apartments is a 52-Unit rehabilitation of the exhisting housing development know as Jackson Apartments on the 2200 block of Corner Creek and at 345 Rancher Street and in Jackson, Wyoming.
Cedar Creek Apartments consists of 22 one-bedroom units and 30 two-bedroom units. The effort included extensive interior restorations, as well as replacing the exterior siding/trim of the buildings and windows, installing new metal roofs, new sidwalks, handrails and land scaping.
The project was fully completed the summer of 2015.
Cascade Ridge Senior Living is a 56-unit senior affordable housing development located at 3001 15th Avenue South in Great Falls, Montana (Cascade County). The original 40-units were completed in September of 2012 with the additional 16-units celebrating their grand opening in July 2016. With a total development cost of $8.46 million, the facility is conveniently located on the campus of Benefis Health System.
The property is comprised of 28 one-bedroom units and 28 two-bedroom units housed in a single two-story building with elevator access. Each unit includes a microwave, washer/dryer, central air, Energy Star appliances, patio/balcony, and exterior storage closet. In addition, a detached single-car garage will be provided with each unit. The facility also includes a community room with a fireplace and kitchen area, a library/computer room, an exercise room, and an on-site office for the project manager.

Designed mainly as a rehabilitation opportunity, Sunset Village replaced 28 public housing units that are over 60 years old and in serious disrepair. In addition, the development added 8 more new units to the site, for a total of 36 units. Sunset Village offers 1-, 2-, 3-, and 4-bedroom units, as well as a community room, playground and community garden. The apartments are available for rent to individuals and families of low- to moderate-income levels.
The project is complete and celebrated their Grand Opening in May 2016.

ParkRidge Townhomes features 36 townhomes dedicated to serving the needs of essential service workers (ESW) and their families. The townhomes are configured as 31 two-bedroom units, and 5 are three-bedroom units. Of the 31 two-bedroom townhomes, 18 are designated as Housing Incentive Fund (HIF) assisted units. Each unit has its own large 2-car garage with garage door opener.
ParkRidge Townhomes are equipped with microwaves, dishwashers, island kitchen counter, washer and dryer hookups, air conditioning and ceiling fans. Cattail Ridge Apartments is anticipated to be a 64-unit market-rate apartment development proposed for construction within the city of Sidney, Montana. Totaling approximately 4.5 acres, the project site is conveniently located just one street north of Holly Street, a primary east/west artery through the city.
The development is comprised of 32 two-bedroom units and 32 three-bedroom units housed in four separate two-story buildings comfortably arranged on a 4.5 acre parcel. In addition, a detached single car garage will be provided for each unit along with 64 additional parking spaces. All units include central air, washer/dryer, Energy Star appliances, microwave, cable/internet connectivity, ceiling fans, patio/balcony and an exterior storage closet. The Homestead Subdivision
Independence Pointe was constructed within the footprint of Pride’s new Bismarck development in north Bismarck. The development provides housing, supportive services and amenities for special needs households. The fully handicap accessible two-story building consists of 24 units - 19 one-bedroom and 5 three-bedroom that will allow residents the ability to enjoy an independent lifestyle. The open space design resulted in rooms that are larger and floor plan layouts that are fluid so that residents that rely on walkers or wheelchairs are able to operate efficiently in their homes with Pride’s staff able to assist them in a convenient and effective manner. Unit amenities include motion-activated lights in bathrooms and closets, outlets and light switches placed at accessible heights, and hearing impaired aids such as lights to indicate when doorbells or alarms are used. The development features a central laundry room, a common area for activities and events, as well as office facilities for staff members. It is located on a bus route providing easy access to transportation for residents as needed. The development provides 24/7 staff availability to residents, allowing for peace of mind for both residents and their family.
Construction began in September 2013 and was completed December 2014.

Frontier Office Plaza is a proposed professional office building development within the city of Sidney, located in Richland County, Montana. The 2.18-acre project site is conveniently located on Fourth Street NW, adjacent to the Richland County Justice Center, just one street north of Holly Street (State Hwy 16). Holly Street is the primary east/west road through the city of Sidney.
As a part of the subdivision known as The Homestead, Frontier Office Plaza will consist of ten office suites, ranging in size from 1,381 sq. ft. to 2,092 sq. ft., contained in one single to double level 22,400 sq. ft. building. Six of the ten suites will feature individual storefront exposure with separate ground level entryways, all in a one-story design. The remaining four units will be located in the “center core”, two-story section of the building with a common entryway mezzanine area featuring elevator access to the second floor office suites.

Homestead Subdivision – Sidney, MT
The Sidney City Council has granted Final Plat Approval for Phase 1 of The Homestead Subdivision located adjacent to the Richland County Law & Justice Center, one street north of Holly Street in the city of Sidney, Montana. This 28-acre land parcel is zoned for both Residential and Commercial development.
Known as The Homestead Subdivision, the development plan calls for separately divided lots ranging from 2 to 4.7 acres each, with a maximum potential of 9 lots. Full infrastructure improvements (paved streets, curbs and gutters, sewer and water) for Phase 1 of the subdivision are now complete and it is anticipated the second and final phase of the project will be completed fall of 2017.
